Official September numbers from the Greater Albuquerque Association of REALTORS have not published yet; they typically arrive a few weeks after month-end. The freshest hard data in hand is August's, and it shows a firm, balanced market. Redfin's trailing three-month median sale price sits near $360,000, up 2.8 percent year over year, with homes selling in roughly 31 days and about two offers per home. The city issued 28 residential building permits worth $5.79 million in the week ending September 25, the largest a new $850,000 build in Volcano Cliffs, and combined residential permit activity reached $7.9 million across the two cities, with Albuquerque commercial permits totaling $216,000 for two projects.
