Prices: Still Near Records, Still Climbing Slowly
If you have owned your home for more than a few years, the headline is good: values are sitting near the highest readings this market has ever posted. The metro median sits around $385,000, about 3.5% above a year ago, and Albuquerque's record median of $387,500 was set just this summer. In Rio Rancho, median readings range from roughly $364,000 to $389,000 depending on the source and time window. Notice the word "slowly." Appreciation has cooled from the double-digit years, but prices are not falling. Inventory has been loosening in stretches, but it has not loosened enough to hand the advantage to buyers. The most recent weekly count puts active listings near 2,056, with roughly 2.25 months of supply for detached homes, and the broader monthly metro report reads about 3.9 months. Days on market tell the same story: longer than the frenzy years, still fast for well-priced homes. Citywide, well-priced Albuquerque homes go under contract in a median of about 16 days, while the market-wide average runs near 31 days. What Is Selling Fastest Right Now
This is a two-speed market, and which side your home lands on depends more on price than on anything else. The fastest movers are:

The move-up tier around $400,000 to $550,000 has stretched to about 47 days on market, with buyers negotiating roughly 3.7% below asking there, and condos are the slowest property type as HOA fees and insurance costs push buyers toward single-family. Mortgage Rates: The Context Buyers Are Living With
Mortgage rates are the quiet force shaping every negotiation right now. The 30-year fixed averaged 6.76% for the week ending September 10, up from 6.71% the prior week and 6.35% a year earlier; the 15-year averaged 6.09%. Here is what that means for sellers: every quarter point of rate costs a buyer roughly $60 a month per $100,000 borrowed, so financing has trimmed buyers' purchasing power and made them pickier about price, condition, and concessions. The buyers who remain are serious, pre-approved, and ready to move on the right home. That is good news for sellers who price well and bad news for anyone who thinks an overpriced listing will simply wait for the right buyer, because today's buyers are comparing aggressively.
Pricing Strategy in Today's Sellers Market
In a normal sellers market, pricing mistakes get forgiven. In this one, they get punished with a long time on market and a price cut, and then the reduced listing sells for less than it would have fetched on day one. The winning playbook right now:
- Price with the last 90 days, not last year. Comparable sales from the current quarter are what appraisers and buyers use, and they are the honest baseline for your list price.
- Plan for concessions. Buyers are increasingly asking for closing-cost credits and rate buydowns. A seller who budgets for them closes faster and often nets more than a seller who refuses and waits.
- Compete on condition and presentation. With builders offering incentives, a resale home needs to show well from the first photo. Staging, light, and honest repairs are the differentiators.
Pricing is not about the highest possible list price. It is about the highest realistic sale price in the shortest realistic time, and in the current market those two goals pull in the same direction.
Why Listing With Current Market Data Matters Now
Three years ago, a seller could pull a price out of the air and watch the market catch up. That era is over. Today's buyers are financed at 6.7% or higher, they are touring more homes, and they can see every listing, every price change, and every day on market in real time. A list price that ignores what is actually closing is instantly read as out of touch.
Listing with current data means showing up with the last 90 days of closed sales in your price range, the real days-on-market trend for homes like yours, the concessions the market is currently absorbing, and a marketing plan built for how buyers search today. When those pieces line up, homes in this market still sell quickly and near asking. When they do not, listings sit, cut price, and sell below the number that was achievable on day one.
That is the difference I bring to every listing I price: current-market math, a presentation that competes with new construction, and a strategy that starts from what the numbers actually say today, not what they said last summer.
