Freddie Mac's Primary Mortgage Market Survey, released September 24, put the 30-year fixed at 7.03 percent, up from 6.95 percent the prior week and 6.30 percent a year ago, the first weekly average above 7 percent in well over a year. Albuquerque: Firm Prices and Steady Inventory While We Wait on Official September Numbers

Official September numbers from the Greater Albuquerque Association of REALTORS have not published yet; they typically arrive a few weeks after month-end. The freshest hard data in hand is August's, and it shows a firm, balanced market. Redfin's trailing three-month median sale price sits near $360,000, up 2.8 percent year over year, with homes selling in roughly 31 days and about two offers per home. Metro-wide, Taylor Made Realty's August report put the median sale price at $385,000 with 34 average days on market, about 3,850 active listings, and 3.9 months of supply, still below the 4 to 6 months that marks a balanced market. Rio Rancho: Permits Keep Flowing and the Resale Pace Stays Measured

The construction side of Rio Rancho keeps leading. The city issued 28 residential building permits worth $5.79 million in the week ending September 25, the largest a new $850,000 build in Volcano Cliffs, and homes under construction continue to expand at Mesa del Sol. On the resale side, the pace stays measured.
