Welcome to today's market briefing for Albuquerque and Rio Rancho. The short version: prices are sitting near record levels, the supply of homes for sale has tightened a little versus this time last year, and pending buyer activity has cooled. Here is the snapshot that matters for buyers and sellers right now.

Today's Snapshot

  • Median home price: Albuquerque is near an all-time high at roughly $387,500 in the latest official readings, up about 4.6 percent year over year, with detached homes around $393,000. Rio Rancho is tracking near $385,000 over the trailing six months, with a three-month median around $389,000. Source: GAAR/REABQ; Welcome Home ABQ; Redfin, mid-2026.
  • Days on market: Albuquerque's median sits around 12 days in the latest official reading, with well-priced homes commonly going under contract within a couple of weeks; Rio Rancho averages roughly 18 days. Source: Welcome Home ABQ; Taylor Made ABQ; Redfin, 2026.
  • Inventory: About 2,056 active listings in the latest weekly reading, down roughly 1.5 percent year over year, with months of supply around 2.25. Buyers have fewer choices than they did this time last year. Source: Welcome Home ABQ weekly tracker, week ending August 28, 2026.
  • New listings: About 179 new listings came on in the latest week, down about 5.3 percent year over year. Fresh supply has slowed after a busier stretch over the summer. Source: Welcome Home ABQ weekly tracker, week ending August 28, 2026.
  • Pending sales: Buyer activity has softened. The latest weekly reading showed 999 pending homes, down about 8.3 percent year over year, with 185 new accepted contracts. Source: Welcome Home ABQ weekly tracker, week ending August 28, 2026.
  • Mortgage rates: The 30-year fixed averaged 6.71 percent for the week ending September 3, 2026, up from 6.66 percent the prior week and 6.50 percent a year earlier; the 15-year averaged 6.04 percent. Source: Freddie Mac Primary Mortgage Market Survey, September 2026.

What the Numbers Mean Today

The market is pulling in two directions at once. On one side, supply is actually a little tighter than it was a year ago, so the best-priced, best-presented homes still get attention and can move fast. On the other side, pending sales and new contracts are down year over year, and rates near a one-year high are squeezing monthly budgets. The net effect is a market with fewer choices but also less rush, which means prepared buyers have real room to negotiate, especially in higher price ranges.

For buyers, the practical takeaway is to get pre-approved before you shop and be ready to move when the right home appears, because the homes that are priced and staged well are still the ones that sell quickly. For sellers, the message is the same as it has been all year: price with today's data, not last year's, and lean on solid preparation, because buyers have more leverage than they did in the red-hot years.

Local News That Affects the Market

The job picture is worth watching. The Albuquerque metro unemployment rate has moved up to roughly 4.4 to 4.7 percent in recent months, with softer federal and manufacturing payrolls. Intel's Fab 9 in Rio Rancho is operating, but the metro has also seen layoff notices this past year, so job confidence is a watch item for demand. On the price side, Albuquerque's median home value has reached a record, which keeps affordability the central challenge for buyers. A Final Word From Nysha

My honest read is that this is a market for careful, prepared buyers and confident, well-priced sellers. The fundamentals here remain steady, with a metro that stays more affordable than much of the West even at record prices, and a supply picture that is tightening more than loosening.
