Reverse Mortgage in New Mexico
A 2026 Guide for Seniors

A reverse mortgage, officially a Home Equity Conversion Mortgage (HECM), can free up cash locked in your home without a monthly mortgage payment. Here is what seniors in Albuquerque, Rio Rancho, Corrales, and Placitas need to know before deciding.

A reverse mortgage lets homeowners who are at least 62 years old convert part of their home equity into cash without making monthly loan payments. The federal government insures most of these loans through the Home Equity Conversion Mortgage, or HECM, program. The loan comes due when you sell the home, move out permanently, or pass away, and thanks to FHA insurance, neither you nor your heirs ever owe more than the home is worth. For seniors in Albuquerque, Rio Rancho, Corrales, and Placitas, a reverse mortgage can supplement retirement income, or it can be an expensive mistake when it does not fit the plan.

This guide covers how a HECM works in 2026, who qualifies, what it costs, the required federal counseling, and how a reverse mortgage interacts with New Mexico property taxes. It is educational, not financial or legal advice; your lender, a HUD-approved counselor, and an elder law attorney should apply these rules to your exact numbers.

How a Reverse Mortgage Actually Works

With a standard mortgage you make monthly payments and build equity. With a HECM the flow reverses: the lender pays you as a lump sum, a line of credit, fixed monthly payments, or a combination. Interest and fees accrue on the balance, you stay on the title as the owner, and there is no required payment while you live in the home.

The loan is repaid when the last borrower leaves the home, sells it, or dies. Because a HECM is a non-recourse loan, neither you nor your heirs are personally responsible for more than the home's value; if the balance exceeds the sale price, FHA insurance covers the difference.

Who Qualifies and What Limits Apply in 2026

HECM eligibility follows federal rules. At least one borrower must be 62 or older, the home must be your primary residence, and you must own it free and clear or hold substantial equity, generally around half the home's value or more. You must also pass a HUD financial assessment confirming you can keep paying property taxes, insurance, and maintenance, because those bills do not disappear.

How much you can borrow depends on your age, current interest rates, and the home's appraised value, capped by the FHA maximum claim amount. For case numbers assigned on or after January 1, 2026, that cap is $1,249,125, up from $1,209,750 in 2025. Most borrowers end up with proceeds equal to roughly 40 to 60 percent of the home's value, rising with the youngest borrower's age. A home in the High Desert or Sandia Heights can release meaningful cash, but the exact figure comes from the HUD tables, not a rule of thumb.

The Real Cost of a Reverse Mortgage

Reverse mortgages carry real upfront and ongoing costs, most financed into the loan balance where they compound:

  • Upfront mortgage insurance premium: 2 percent of the maximum claim amount, financed at closing.
  • Annual mortgage insurance: 0.5 percent of the outstanding balance, accruing monthly.
  • Origination fee: capped by FHA at $6,000.
  • Third-party closing costs: appraisal, title search, recording, and credit report fees.
  • Servicing fee: some lenders charge around $30 to $35 a month.
  • Counseling fee: typically $125 to $200, paid separately.

Because interest accrues on the full balance, the loan grows every month. Counselors therefore ask one question first: how long do you plan to stay? The longer the stay, the more the costs spread out; the shorter it is, the more likely selling or a home equity line of credit is the cheaper choice.

HUD Counseling Is Required Before You Apply

Every HECM applicant must complete counseling with a HUD-approved housing counselor before the loan can be processed. The session typically lasts 60 to 90 minutes, by phone, video, or in person, and covers the loan's costs, obligations, and alternatives. You receive a Certificate of HECM Counseling valid for 180 days, so timing matters. Find a counselor at HUD.gov or call (800) 569-4287; it is where many seniors find that selling, downsizing, or a different product fits their goals better.

Property Taxes and New Mexico Taxes: What Does Not Go Away

A reverse mortgage does not pay your property taxes, and it does not change your tax bill. You remain the owner and stay responsible for taxes, insurance, and upkeep, and falling behind on taxes is a loan default that can threaten the home. Many borrowers use a Life Expectancy Set-Aside, a reserve carved from loan proceeds that the lender draws from to pay taxes and insurance.

New Mexico seniors have relief tools that work alongside a reverse mortgage and reduce the very bills a HECM requires you to keep current:

  • The Senior/Disabled Valuation Freeze (NMSA 7-36-21.3): owners 65 or older, or permanently disabled, who meet the modified gross income cap can freeze the assessed value of their primary residence, re-applying yearly for the first three years. It limits value, not tax rate, so mill-rate increases still show up on the bill.
  • The Head of Family exemption: a $2,000 reduction in taxable value on an owner-occupied primary residence.
  • The PIT-RC Property Tax Rebate: seniors 65 and older with modified gross income at or below about $16,000 can claim up to roughly $250 back on their New Mexico income tax return.

In Bernalillo County, the Assessor's Office administers the valuation freeze at (505) 222-3700, with an income cap around $44,200 of modified gross income for the 2026 cycle. Our property tax savings guide walks through the freeze and paperwork, which matters because keeping it current directly protects a reverse mortgage from a tax-default. Sandoval County runs the same program through its assessor.

When a Reverse Mortgage Makes Sense, and When It Does Not

A reverse mortgage fits well when a senior plans to stay for a long time, wants to age in place, and values no monthly payment. Our aging-in-place guide covers the home modifications that pair naturally with the plan, from step-free entries to walk-in showers.

It fits poorly when the stay is likely short, you intend to leave the home to heirs, the fees would swallow the benefit, or the real goal is a smaller home and lower overhead. In those cases, selling and downsizing releases the same equity without the compounding balance. Our senior downsizing guide and the downsizing resource page show the path start to finish. A HELOC or cash-out refinance can also cost far less while keeping more equity working for you.

Talk Through the Home Value Question With a Realtor

The numbers always start with an accurate picture of your home's value. A Comparative Market Analysis from a local Realtor grounds the decision in actual Albuquerque and Rio Rancho sales data rather than an online estimate, and it answers the companion question behind every senior decision: what would this home bring if we sold it? That same number is what the appraisal confirms before a HECM can close. If you later move or pass away, the process for heirs has its own rules, which our guide to reverse mortgages after death explains for families in New Mexico.
