September has arrived in the Albuquerque metro, and it brings a packed calendar of events on top of an autumn housing market that is steadily cooling from its pandemic pace. The New Mexico State Fair opens this week, the Balloon Fiesta follows in early October, and median prices have held near record levels even as more homes come on the market. Here is what is happening around town this month and how it fits with where the market actually stands.

The State Fair Opens This Week

The New Mexico State Fair runs September 10 through 20, 2026 at Expo New Mexico at 300 San Pedro Drive NE in the South San Pedro area east of downtown. For a week and a half, the fairgrounds host PRCA rodeos, headline concerts, carnival rides, livestock competitions, and the green chile contests locals look forward to all year. This year's concert lineup includes the Turnpike Troubadours on September 11 and Ian Munsick on September 12, alongside the traditional agricultural exhibits and midway. For home buyers and sellers, the fair is more than a fun outing: it draws large weekday and weekend crowds to the fairgrounds corridor, which means extra traffic on San Pedro, Central, and the I-40 frontage roads during showings and open houses. Balloon Fiesta Is Just Three Weeks Away

The 54th Albuquerque International Balloon Fiesta runs October 3 through 11, 2026 at Balloon Fiesta Park. It puts our city on the world stage for nine days with more than 500 balloons and hundreds of thousands of visitors. This year's theme, "The Scenic Route," marks the Route 66 centennial, with the Twilight Twinkle Glow and AfterGlow fireworks on opening weekend, New Mexico Day (free admission for New Mexico residents) on October 5, and the Flight of the Nations mass ascension on October 7. As I have noted in my Balloon Fiesta market post, the event is also a real estate engine: it draws thousands of visitors who fall in love with Albuquerque and begin researching a move, and it turns neighborhoods near the park into short-term rental hot spots during the nine days. Buyers who want to get into contract before out-of-state competition picks up in late October should start their pre-approval conversations now.

Where the Market Stands Entering September

The numbers heading into fall tell a clear story: a market that has cooled from its fast pace but remains decidedly competitive. Here is the snapshot that matters.

  • Median home price: Albuquerque detached homes sit around $375,000 in the latest official readings, with third-party trackers near $385,000 to $395,000. Intel's Fab 9 expansion in Rio Rancho anchors a broader push into advanced manufacturing, and the metro has added construction, healthcare, and education jobs, keeping unemployment around 4.4 percent. New master-planned communities in Rio Rancho continue to add brand-new single-family homes and build-to-rent options, gradually widening the choices buyers have. A September Real Estate Calendar for Buyers and Sellers

  • For buyers: line up your pre-approval now so you are ready to move before Balloon Fiesta week and the post-Fiesta influx of relocating buyers. Plan weekend showings around State Fair traffic in the fairgrounds corridor, and remember that in the higher price bands there is room to negotiate, often a few percent below the original list price.
  • For sellers: price with current September comparables, not spring numbers, and treat the Balloon Fiesta audience as free marketing. Relocating buyers browse listings while they are in town, so strong photography and curb appeal matter for all nine days of the event.
  • For everyone: the Labor Day to Halloween window is one of the most dependable selling seasons of the year. If you are still on the fence about a move, this is the time to have the conversation while you still have planning room.
